Sadly disappointed. We are on vacation and tried another brunch/breakfast spot the day before And it was delightful. We decided to give another local spot a try this morning. They were busy but our wait to be seated was fine. Once seated we were informed pancakes would be at least 30 minutes as they were backed up. So no pancakes. Only one set of silverware was available as dishwasher was washing utensils. Hmm...all ok and manageable. Then, it basically took 30/mins for food. The home fries were burnt. The restaurant smelled of burnt food and then we saw why. They actually served them. C'mon. Over easy eggs were over cooked. Not going back. Not sure if they were having a bad day or bad management.

Many places are closed on Mondays or do not serve breakfast. This was a random discovery and absolutely delish traditional breakfast! Surfer diner :)

Had a really great breakfast here. The place itself is quaint and charming. Cool beach vibe. Friendly staff as well. Had the s'mores pancakes and they were delicious. Could use a chocolate sauce on top, as they're a little dry without, though syrup does pretty well too. Would certainly come by again just to try the rest of the many other pancake varieties.

This small restaurant, located in the Publix Shopping Center, is a must destination. Their breakfasts are wonderful, good selection and my eggs were perfectly cooked. The coffee was much better than the S---------'s at the end of the complex. Very friendly service.

NOT IMPRESSED AT ALL!!! I went in and was talked into trying the lunch special. It was a sandwich that looked about half the size of an Arby's sandwich but not even half as good. It came with a dipping sauce and a small bag of Doritos plus I ordered a sweet tea. They charged me $12 !!! I couldn't believe it. I'll never eat there again

Sat outside with our dogs. Staff was friendly. Pancake was hands down the best pancake I've ever had (candied pecans). Farmer's omelet special was delicious as well. Will definitely come back when I'm in the area.

read up on here before the hubby and I headed to the Cafe. We were surprised how small it was, but very quaint. We both had eggs and pancakes. The pancakes were so big that we could only eat half. The atmosphere is wonderful and so is the food. I would say if you are vacationing in St. Augustine have breakfast here at least once!

We really enjoyed our breakfast here! I love that you can see the kitchen. The staff was so sweet and we didn't have any problems with attentiveness. I wish we lived in the area, we would go all of the time!

Very good breakfast (Frittata special and vegetable omelette). OJ was excellent. Server was very pleasant and efficient. No complaints at all. Found other reviews interesting. It is a small place with the grill/prep area very visible. If you are looking for something quiet or more upscale - probably not for you. Haven't been for lunch. I'm looking forward to going back.

Great food!! The food saved the rating. We had to wait a long time. We came on Sunday at 10:30am so it may have been a busy time for them. Service was good but after food, we didn't see her again until check. Again, food was excellent!! May be back but will pick a different day. :)

Ok i came here because of the reviews- but this place is old & very dirty inside. Its in a shopping plaza next to Publix. When you enter the place reeks of burnt fumes- they truly need an extractor. Our waiter was really nice but the wait for the food was 60 minutes - seriously for a group of 5 adults & 2 kids- way too long. The food was ok but nothing out of this world. The home fries coms burnt & the only thing that was tasty were the pancakes.

I will avoid this place from now on. It's small, you feel cramped, the service is bad, the food takes too long, and the tables are dirty. Why would you waste time here with so many other breakfast options around.

If you find yourself in St. Augustine, do yourself a favor and have breakfast at the Sea Oats Caffe. It is a small place with limited seating but the amazing food and friendly service more than make up for it. The plate sized pancakes come in just about every flavor you can imagine and are divine! Also tried the spinach and mushroom omelet. It too was delicious! All in all it was fantastic and we will definitely be going back.

I wish we would have found this place earlier on our trip. we only made it there for breakfast twice but that's better than once!! it's a quaint hole in the wall diner open for breakfast and lunch with the traditional "beachy" theme everywhere. cute. if pancakes are what you lust after, then this is your pancake haven. 24+ flavors and these babies are huge!! slighty crunchy on the outside and fluffy on the inside. the hardest thing you'll have to do all day is decide what kind you want. they have a rather small flat top/grill so ordering pancakes on a busy morning may take a little longer, but it's worth it. and we did notice there's a small sign that says "a hostess will seat you..." but both times we went they said to seat ourselves. a couple other patrons fell for the same trap and stood by the door until someone would tell them to sit wherever.

So glad to find a great breakfast restaurant near the beach the first morning after our arrival. Very friendly staff & prompt service. Cheesy grits best ever. Waffles yummy. Pancakes their specialty. Prices very reasonable. Couple of outdoor tables. Seat yourself. Loved it! Will be our go to place for breakfast from now on.

This is one of my very favorite places around. Small and quaint..extremely welcoming staff..excellent food! Have NEVER had a bad meal here. Bring out of towners and they all love it. The management is wonderful and always eager to please. Try something different...my friend had a croissant special with cheese inside and still raves about it.

Great spot for breakfast! If you are a pancake fan, look no further, I think they have something like 25 different creations! My husband ordered the dark chocolate and bacon ones. Yep, they get creative and crazy and are the size of a large plate, so come hungry. I ordered one of their speciality omeltes, which was spinach, swiss cheese, and mushrooms. It was delish. They are also good for lunch or just grabbing a quick danish.

You'll find all your usual breakfast foods, and indulgent specials like corned beef hash and banana waffles. Not much else to say, it's just a solid breakfast spot. Clearly others agree, as there's usually a wait here.

Would not recommend this place to anyone. At least not for lunch. First off i ask for potato salad and i get old browning coleslaw that is flavorless. Not happy but maybe the special if the day will make up for it. Guess what, it didnt. Cheese steak sandwich was a joke. The cheese on top of the steak was craft singles, the steak was dry, flavorless and tuff. Will not go back

I really enjoy the food at Sea Oats. Every time ive gone its been great. Like some other reviewers I have had some issues here and there with staff attentiveness, i like a LOT of coffee with my breakfast and the last time I sat out front and i think they all but forgot about me until my food was up. They're usually on top of their game until it gets super busy, as it tends to do on the weekends and then they slip up here and there (for instance i ordered bacon and got sausage) but its never been enough to deter me and the food more than makes up for it. You can never go wrong when you order a pancake or two, they're huge and amazing.

Kind of a long narrow shotgun place. I find the whirring fans & fumes from the open kitchen oppressive but it's a popular breakfast spot They get super busy around noon on Sunday; go elsewhere or try one of the 2 tiny sidewalk tables.

Located in the Publix complex, near Starbucks. This stuff is addicting. The cookies are extremely large. The french toast (with strawberries) is divine. Their sausage is a bit salty, but I kinda like the combination with by french toast. Definitely a wonderful breakfast place and not too bad on the wallet. Breakfast was about $20 (with my boyfriend's order of a breakfast sandwich---croissant, egg, and bacon & OJ) so I don't think it was too horrible. I like this place!

Three stars for great staff and friendly service. But the food was just ok. Guess the help wanted sign for a cook should have tipped us off. Got the corned beef hash and hubby got pancakes. It just wasn't worth $30...

We've been going to Sea Oats Caffe (sic) for many years. The current owner has done some nice things to the interior and the food has improved quite a bit (portabella and brie omelette for example). Most importantly, she is a delight to chat with, unlike the grumpy dude that used to own in. The downside is that it is one of the more expensive spots to grab a bite. However, we really like it. Unless something changes, we'll keep coming back for pancakes as big as your head!

Good food but extremely overpriced. We had 2 sausage egg and cheese bagels For breakfast and an omelette with mixed veggies. The total was $34 plus tip! Unfortunately, they've lost our breakfast business. Service was great.

Wow great breakfast in St Augustine!! We just tried this place for the first time and the service was awesome and the good even better. It is a busy Sunday so my husband and I sat at the counter. Enjoyed watching the cooks and how great the staff is! Then I tried the s'more pancake and yes that was wonderful! Fun morning before we headed off and we are definitely coming back!!

IN SHORT: A great stop for breakfast when you're in St. Augustine. The locals love it, and the flavored pancakes are fantastic! AS A WHOLE: We went to The Sea Oats Caffe twice during our week at St. Augustine because we enjoyed it so much the first time. It's a small restaurant in a shopping center with a Publix, a Dollar Tree and a Subway, among other things, so it's pretty easy to miss. But make the effort to track it down, because it's one of the better breakfast places you'll find in town. Seating is limited, and there's not a lot of room for small children. We grabbed the booth at the front both times and were able to wrangle a high chair, but it's really more centered on small groups of adults. Service can be slow, but it's friendly. The second day we were there, our server had to run to Publix for some extra ingredients, leaving the other server to cover the whole restaurant. Part of the appeal is the flavored pancakes, which contain special ingredients and which are baked in the oven for about 10 minutes at 375 to make them extra fluffy. On our first trip, I ordered the "rainbow" pancakes (citrus zest, white chocolate and strawberries) and was amazed at the portion size. I couldn't begin to finish the three large, fluffy pancakes on my plate. On our second trip, I ordered the dark chocolate and coconut waffle. Let me tell you now - skip the waffles and order the pancakes. The waffle was OK, but not nearly as impressive or filling. I was actually surprised at how ordinary it tasted. Thank goodness the dark chocolate and coconut were there to make it feel special. My wife got the french toast special both days. One day, it was french bread that had been marinated in orange juice the night before.She loved it. The second day, it was a bit more conventional, but still delicious. Our sister-in-law got the special egg dish one day and an omelette the next. She raved about both. All in all, this place was great. It wasn't as cheap as Denny's or as accessible as a breakfast buffet, but the food was very good and the cook seemed to take a lot of pride in her work. With all that said, there were plenty of little annoyances that I would normally dock this place for if we hadn't been so happy with the quality overall. The first time, our syrup came out not in a dispenser, but a bottle of store-brand Publix syrup. It sort of ruined the illusion that this was a higher-caliber restaurant. Also, the server the second day was almost complaining about the huge portion size for the pancakes, as if she thought it was too much food. There needs to be some alignment between what's being served and how it's being talked about. I also feel like the unexceptional waffles need to be about $2 cheaper. But these are small quibbles. We'll go back to Sea Oats next time we're in St. Augustine, and we'd recommend it to anyone who likes to try new things.

The Sea Oats Cafe has Great Breakfast food! Well priced. Was not sure what I was in for when I saw another review stating it was overpriced, but I did not find that to be the case at all. (Maybe I am just used to prices of the North East. ) I had the Sausage Gravy (my staple food), eggs, and a Blueberry Pancake. It all was VERY good - I tend to have high expectations around breakfast and this place did not disappoint. Staff was all friendly and very attentive. Will be back again for sure.

After reading the reviews below I was really looking forward to their cheddar pancakes, but was overall disappointed in them. Both their cheddar and plain butter milk pancakes tasted like they were plain bisquick and water with some cheese tossed in the mix for the cheddar pancakes. Both pancakes were hard and tough on the outside, and dry in the middle. The cheese used in the cheddar pancake was very mild, and you couldn't distinguish it from the plain pancake. And the worse of it was their syrup....Don't expect to find maple syrup here, or even the higher quality maple flavored syrup they serve at Cracker Barrel or Perkins...this stuff was definetly Costco brand sugar water with red lake #5 to give it the brown color. Ewwww. My husband ordered the special of the day the chorizo burrito which was well seasoned and came on a wrap that had flecks of herbs and spices in it. He thought the wrap was good, but the breakfast potatoes which were sauteed with onions were burned, and mostly tasted like char...great way to get your fix of carcinogens! We also got an Orange Juice which tasted like the gross ones that come in the plastic bottles that don't need to be refrigerated....for goodness sake we're in Florida, if you're not going to squeeze your own at least buy the quality bottled stuff, and don't think you can get away with TANG. yuck! As for the ambiance....it is a tiny place, they have about 5 tables that can seat four people, and a about 2 tables designed for two, along witha few uncomfortable looking wooden stools at the counter, and two tables outside. The kitchen area seems to be what takes most of the area of this place and you have a great view of it from wherever you sit, and it is great that you are able to see who prepares your food. However, I am not sure how much prep work goes into the food here because I feel that it is all purchased from Costco...and the hallway that leads to the bathroom was proof of this as it was lined with the bulk purchases they need to run this place. The two waitresses that worked there were very nice, but either inexperienced or simply just decided to ignore my husband and I. They rarely came to our table, and didn't bother to pass bye our table to let us know that the food would take a while to prepare (they only have one cook), we got out of this place two hours later, after what was supposed to be a quick pit stop! If I am visiting St. Augustine again...I will NOT be back. Dry pancakes, sub par syrup, and seriously over chargining for mediocre baked goods and beverages purchased at Costco, not my thing.

Have been here a few times. Kinda pricey for what you get. The coffee is ok. The eggs and pancakes are cooked to order the homefries arent very flavorful. the breakfast meat is frozen and goes from a box to the grill The service can be hit or miss. I would reccomend getting your eggs scrambled one time I tried to get my eggs poached and it took 25 minutes to get them heard the chef mumbling she couldnt get the microwave to cook them right.

Sea Oats is soooo good!!! We always stop by for breakfast when we're in St. Augustine. The cheddar pancakes are amazing. The turkey breakfast sandwich is killer. Coffee is delicious and the wait staff is wonderful.

Had Breakfast today 10/17/2010, and it was Great, Took a egg white Omelet home for the wife and she loved it, My Friend had a Egg White dish as well. For me it was two eggs, Bacon and a Pancake which was a bit dry but good... This is a Local spot on the Island , know for Breakfast and Lunch.

We stumbled upon this place when the Starbucks in the same shopping center didn't have any savory breakfast options. I would call the place "quaint." It reminds me of the little small town diners I used to go to for breakfast with my grandparents. The decor isn't anything impressive, but the staff was very friendly. I really did feel right at home here. Unfortunately, the food was very average. I was surprised by the "homefries" which were basically roasted red potatoes instead of something from the freezer section. This would have been great, except they were pretty bland and I felt, would have been better if they were a bit more crisp. My friend had blueberry pancakes which had whole, fresh blueberries in it. Overall, a good effort, but I'm underwhelmed. Also, they charge extra for ANY substitutions. Our bill ended up being really quite high. Next time I will just look for an IHOP or Cracker Barrel.

This review is for the small cafe that it is. We went for Friday lunch while they were running a special on 1/2 pound burgers. Burgers and pototo salad were excellent. Extensive sandwich and wrap menu. Service friendly and efficient. Beer and wine. We would go there again.

This cafe is located in a public shopping center; don't let that stop you from giving it a try. We went on. Friday. My husband had the burger which was outstanding! I had the chicken salad which was excellent. Definitely a good choice.
